Fresh & Co. Celebrates Grand Opening of New Location at Boyce Thompson Center

 

First Location in Westchester and First Outside of NYC

YONKERS, NY (November 15, 2019) – Executives from Simone Development Companies today joined with Yonkers City officials and executives from Fresh & Co. for a ribbon-cutting ceremony to celebrate the Grand Opening of the new Fresh & Co. location at the Boyce Thompson Center in Yonkers

Fresh & Co., a healthy food chain offering chef-inspired organic seasonal food, is occupying 2,160 square feet in the innovative 85,000-square-foot mixed-use center in Northwest Yonkers. This is the company’s first location outside of New York City where it has 18 locations. Founded in 2010, Fresh & Co. is a destination for people that want a healthy meal…fast. Simone Development Announces New Leases for Retail Space at Boyce Thompson Center

Mixed-Use Center is Nearly 90 Percent Leased

YONKERS, NY (September 2017) – Simone Development Companies, developer of the Boyce Thompson Center in northwest Yonkers, has announced a new round of lease transactions for retail space at the 85,000-square-foot mixed-use center.

Starbucks Coffee has signed a 10-year lease for 2,049 square feet of space on the plaza level in the south wing of the historic 1086 North Broadway building. Starbucks plans a grand opening of the new location in January 2018.

In another retail transaction, San Cheng Inc. signed a lease for 2,580 square feet for a Japanese sushi restaurant on the plaza level. This is the third restaurant to lease space at the center. The Taco Project, which leased 1,470 square feet, has recently opened. Fortina, one of the region’s most popular restaurants, will open its fifth restaurant in September at the Boyce Thompson Center. With the announcement of the new lease transactions, the Boyce Thompson Center is now nearly 90 percent leased.

Major healthcare tenants at the Boyce Thompson Center include St. John’s Riverside Hospital, that occupies a new two-level,15,000-square-foot freestanding building for outpatient care and physician offices; and WESTMED Medical Group, that has leased a new 20,000-square-foot addition constructed at the south end of the main building. Simone Announces Two New Leases at Boyce Thompson Center in Yonkers

With Addition of ColumbiaDoctors and Riverside Dental Health, New Mixed-Use Center is More Than 85% Leased  

YONKERS, NY (August 2017) – Simone Development Companies has announced signing two new leases totaling approximately 9,500 square feet of medical space at the Boyce Thompson Center, an innovative 85,000-square-foot mixed-use center located in Northeast Yonkers.

ColumbiaDoctors, a multi-specialty medical practice affiliated with Columbia University and New York-Presbyterian Hospital, has signed a long-term lease for 6,839 square feet of space on the second floor for physician offices primarily for cardiology and other medical subspecialties. Maureen O’Boyle and Gerard Lees of Cushman and Wakefield represented ColumbiaDoctors.

In another medical lease transaction, Riverside Dental Health PC has leased 2,621 square feet on the lower level. The dental practice is moving from another location in Yonkers.

With the addition of the medical and dental practices, the Boyce Thompson Center is now more than 85 percent leased. The center has emerged as a hub for medical practices, most notably St. John’s Riverside Hospital and WESTMED Medical Group.

On the northern end of the Boyce Thompson Center, St. John’s Riverside Hospital occupies a new two-level, 15,000-square-foot freestanding building for outpatient care and physician offices. Services include internal medicine, family medicine, cardiology, orthopedics, pulmonology, neuro spinal, nephrology, GI, general surgery, pain management and continuity clinic.

WESTMED Medical Group Services include OB/GYN, perinatology and family medicine. WESTMED also offers on-site diagnostic imaging and Urgent Care.

Other healthcare tenants include Westchester Gastroenterology, Juvanni Med Spa and Family Wellness Pharmacy. Once Abandoned Historic Property Beautifully Transformedinto $35 Million Mixed-Use Center Featuring Premier Office and Medical Space, Retail Stores, Banking and Restaurants

YONKERS, NY (May 24, 2017) — For nearly four decades, the Boyce Thompson Institute plant research center building in Yonkers sat abandoned and deteriorating, its walls covered in graffiti, greenhouses in ruins and grounds overgrown.

Yesterday, executives of Simone Development Companies joined with Yonkers Mayor Mike Spano and City and County officials to celebrate the remarkable transformation of this historic building into the Boyce Thompson Center, an innovative 85,000-square-foot mixed-use center featuring premier office/medical space, retail stores, restaurants and banking.

“The grand opening celebration represented an important milestone for Simone Development and the City of Yonkers. What was once an eyesore will now be generating tax revenue for the City, creating jobs and bringing new retail and healthcare services to the residents of Yonkers and nearby Rivertown communities. We are especially pleased to be preserving an important piece of history for Yonkers and Westchester County,” said Joseph Simone, President of Simone Development Companies, the developer of the $35 million project.

“There is such a tremendous sense of pride and renewal felt by the City as we breathe new life into Boyce Thompson,” said Yonkers Mayor Mike Spano. “With the vision and commitment of Simone Development, we have been able to turn a symbol of long-stalled development into a historic and authentic economic driver that will build upon the momentum that’s happening in Yonkers right now.”

Built in the 1920s, the property was acquired by Simone Development two years ago which meticulously restored the main building to its original character with a glorious new plaza and fountain.

On the northern end of the site, a new two-level, 15,000-square-foot freestanding building was constructed and is leased to St. John’s Riverside Hospital for outpatient care and physician offices. Services will include internal medicine, family medicine, cardiology, orthopedics, pulmonology, neuro spinal, nephrology, GI, general surgery, pain management and continuity clinic.

A new 20,000-square-foot addition was constructed at the southern end of the main building with an architectural style resembling the historic building. WESTMED Medical Group is leasing the entire structure. In addition to the services of OB/GYNs, perinatology and family medicine, WESTMED will offer on-site diagnostic imaging, perinatology and Urgent Care—all under one roof. Imaging services will include 2D/3D mammography, X-rays for adults and pediatrics and ultrasound for high-risk Maternal Fetal Medicine and breast imaging needs.

In addition to St. John’s and WESTMED, other healthcare tenants include Westchester Gastroenterology, Juvanni Med Spa and Family Wellness Pharmacy. Retail tenants include Tompkins Mahopac Bank, PLUSHBLOW Salon, Ultimate Spectacle and The Taco Project. Fortina, one of the region’s hottest restaurants, has leased the entire wing on the northern end of the main building. Led by celebrity chef Christian Petroni, Fortina is scheduled to open next month.

Guy Leibler, President of Simone Healthcare Development, said the adaptive repurposing of the Boyce Thompson Center provided the company with a unique development opportunity. “Not only are we restoring an important historic building, we are also creating a mixed-use development that incorporates state-of-the-art medical space with retail, restaurants and other services,” he said. “As healthcare becomes more consumer-driven, facilities such as the Boyce Thompson Center will become more attractive to medical practices and ambulatory care facilities that want to be located in an environment that offers patients and employees easy access to retail stores, restaurants and free parking,” he added.

In addition to preserving the classic architectural style of the main building, Simone Development is also honoring the building’s legacy as a plant research center. This week Simone is hosting a reception at the center for officials from the Boyce Thompson Institute which is now located in Ithaca, NY. Vintage photos of the institute in the 1920s are on permanent display in the main building.

Simone Development recently commissioned internationally-known Dutch street artist Eelco van den Berg to design and paint a dynamic mural for the southeast lower wall of the main building. The graffiti-inspired public art design – which covers a 53 by 15-foot wall area – was a collaborative effort of the artist, the Boyce Thompson Institute and Simone’s Boyce Thompson Center design team. The bold and colorful design features a combination of images depicting plant life, insects, birds and scientific research.

YONKERS, N.Y. (April 2017) – The Boyce Thompson Center, an innovative mixed-use center nearing completion in Yonkers, recently unveiled a vibrantly colored mural that honors the building’s rich horticultural research history.

Simone Development Companies, the developer of the Boyce Thompson Center, commissioned internationally-known Dutch street artist Eelco van den Berg to design and paint a dynamic mural for the southeast lower wall of the main building. The graffiti-inspired public art design – which covers a 53-foot by 15-foot wall area – was created through a collaborative effort of the artist, the Boyce Thompson Institute of Ithaca, NY and Simone’s Boyce Thompson Center design team. The bold and colorful design features a combination of images depicting plant life, insects, birds and scientific research.

“We truly are honored to have such a renowned artist create this exciting new mural that vividly captures the rich history of this important Yonkers landmark building,” said Guy Leibler, President of Simone Healthcare Development.

Van den Berg’s murals have graced walls in the Netherlands, Belgium, Germany and in several U.S. cities including Brooklyn and most recently Chicago. This is his second mural in Yonkers. Last year he completed a mural at 41 N. Broadway above the new daylighted portion of the Saw Mill River at Mill Street.

Built in the 1920s, the main building at the Boyce Thompson Center once served as the home of the Boyce Thompson Institute, a renowned horticultural research center. After the institute became affiliated with Cornell University and moved to Ithaca in the mid-1970s, the building sat abandoned and deteriorating, its walls covered in graffiti, greenhouses in ruins and grounds overgrown.

In 2015, Simone Development Companies, a leading developer of commercial and retail space in the tri-state region, acquired the six-acre site located at North Broadway and Executive Boulevard. The historic main building has been meticulously restored to its original character and transformed into an 85,000-square-foot mixed-use center featuring premier office/medical space, retail stores, restaurants and banking.

A new 20,000-square-foot addition has been constructed at the south side of the main building with an architectural style resembling the historic building. WESTMED Medical Group is leasing the entire new structure. On the northern end of the site, a new two-level, freestanding building has been constructed at the corner of Executive Boulevard and Executive Plaza and is leased to St. John’s Riverside Hospital. The $35 million Boyce Thompson Center project began construction in 2015 and is scheduled to open next month.

Simone Hosts Meeting of ULI Westchester/Fairfield Chapter at new Boyce Thompson Center in Yonkers

YONKERS, NY (September 2016) — Simone Development Companies, developer of the Boyce Thompson Center, recently hosted a breakfast meeting of Westchester/Fairfield Chapter of the Urban Land Institute (ULI) at the new mixed-use center in Yonkers. 100 people attended the September 23 program which included tours of the 85,000-square-foot center which is nearing completion.

The program included presentations by Guy Leibler, President, Simone Healthcare Development; Chip Marrano, President, MCG Construction Company; Ron Hoina, Partner, Design Development; Wilson Kimball, Commissioner of Planning & Development, City of Yonkers, and Cynthia Williams, Project Director, Simone Development Companies.

Simone recently announced that WESTMED Medical Group will occupy two floors at the Boyce Thompson Center in a new 20,000 square foot building constructed on the south side of original Boyce Thompson building. With the new lease, the Boyce Thompson Center is now over 70 percent pre-leased to 11 tenants. About 25,000 square feet of medical office, retail amenity and restaurant space remains available for lease.

In addition to WESTMED, healthcare tenants at the new Boyce Thompson Center include Gastroenterology of Westchester LLC, Juvanni Med Spa, Fresenius Medical Care and St. John’s Riverside Hospital. Popular Restaurant Signs Lease for 5,605 SF on Main Level of 85,000 SF Mixed-Use Center Under Construction in Yonkers

YONKERS, NY (November 5, 2015) – Simone Development Companies announced today that Fortina, one of the region’s most exciting restaurants, is coming to the Boyce Thompson Center, the new mixed-use center under construction in Northwest Yonkers. Fortina, which has restaurants in Armonk, Rye Brook and recently opened in Stamford, has signed a lease for 5,605 square feet of space on the main level of the 85,000-square-foot building.

The Fortina announcement builds on the momentum of leasing success at the Boyce Thompson Center.
